YTL unveils The Park at Sentul West

YTL Corp today unveiled the heart of its urban renewal exercise in Sentul - The Park at Sentul West. YTL Corp managing director Tan Sri Dato' Francis Yeoh welcomed guests and media to the introduction and led a walkabout of the first-ever private gated park in Malaysia.

In his speech, Yeoh related the tradition of naming towns after trees: "Our vision to establish a new address in Malaysia will be realised soon when we launch our maiden residential project in Sentul West - The Maple.

"Just as in Sentul East where developments are named after spices to reflect the zest and energy of the East, developments in Sentul West will be named after trees. Many of you may not be aware, but this actually follows a very Malaysian tradition where, towns and even kampungs are named after trees. Petaling, Kulim, Penang, Mertajam and of course Sentul are just a few examples," he added.

Welcome to Malaysia’s first-ever private-gated park – The Park at Sentul West.

This morning marks the celebration of a significant milestone in the regeneration and revitalization of Sentul. The Park at Sentul West not only establishes a new landmark in Kuala Lumpur but also sets a new benchmark for property development in Malaysia.

It has now been a year since we embarked on the urban renewal exercise for Sentul.

Much was involved in putting the project back on track, since we took over the helm of Taiping Consolidated Berhad in 1999, and I am pleased to announce that the project has achieved a number of key milestones. One of which includes the unveiling of the masterplan for the redevelopment of Sentul and the launch of the first product of Sentul, The Tamarind at Sentul East.

The Sentul urban renewal exercise is an RM8 billion (USD2.1 billion) development over 10 years.

Sentul and the Draft KL Structure Plan 2020
The recent launch of the Draft Kuala Lumpur Structure Plan 2020 to guide the development of KL towards becoming a world-class city is timely, as it creates relevance and reaffirms the strategic directions taken for the renewal project for Sentul.

Our vision for Sentul, and the subsequent masterplan we developed, is very similar to the blueprint outlined in the Draft KL Structure Plan – both focused on the philosophy of urban renewal, looking at intelligent solutions to combat what is increasingly becoming a trend in most cities – the decentralization and relocation of its communities.
The Sentul masterplan supports the Draft KL Structure Plan in several ways:
- First, it sets the blueprint to make Sentul, once the hub of the railway industry, a centre for commercial and cosmopolitan activity once again.
- Secondly, as one of the six strategic zones identified for growth and development under this plan, Sentul will also contribute to the Plan’s aim to make KL a world-class city with the best working, living and business environments.
- And finally, with its plan to create over 7,000 quality homes housing 50,000 residents, Sentul will also drive more people to live in the city, creating increased economic activity and vibrancy within KL.

Sentul and connectivity
Our plan for establishing this address of the future for Sentul is all-encompassing, with equal focus on two priority areas – infrastructure and the environment.

With the anticipated increase of activity within Sentul and understanding that connectivity is a priority among homeowners, we have worked closely with the authorities to ensure world-class connectivity. With the area’s strategic location just minutes from the City Centre and the Sentul Timur LRT and KTM Komuter stations already in place, residents of Sentul will soon have five additional transportation options to choose from:
By road:
1. The proposed Mahameru Highway, creates a new gateway to Jalan Sentul and Jalan Ipoh by connecting Jalan Mahameru at the intersection of Jalan Kuching. This helps to alleviate existing traffic congestion at the Jalan Mahameru–Jalan Ipoh, Putra World Trade Centre intersection.
2. The new enhanced accessibility link beginning from Taman Duta and ending at Jalan Ipoh will help to ease traffic flow at the Jalan Segambut-Jalan Duta roundabout.
- Both projects are due for completion in 2005.

3. The proposed KL North-East Expressway, which will be constructed in the north of Sentul provides immediate links to the SPRINT, Federal, North-South and Karak highways with direct access to Penang, Johor Bahru, Kuantan and other major cities within the country. This is targeted for completion in 2006.

By rail:
1. The planned rail line extension for KTM Komuter from Sentul to Batu Caves creates an additional entry point benefiting residents and tourists alike, with two additional stations at Batu Village and Batu Caves.
2. Those who travel to international destinations are also catered for - KLIA is just 45 minutes away.

But it is not all about infrastructure. The plan for Sentul will also create a whole new way of living and interacting with the outdoors, by creating a linkage of green networks. This will serve the objective of creating a tropical garden city – also a key element of the Draft KL Structure Plan 2020.

The Park at Sentul West
Which brings us to why we are here today – to witness the launch of Malaysia’s first-ever private gated park, The Park at Sentul West.

The Park at Sentul West spans more than 35 acres and is filled with indigenous forest species amidst a natural forest environment. It is also home to the Sentol tree, from which Sentul derives its name.
The Park will house many elements new to Malaysia – the introduction of pocket parks to improve the look and feel of Sentul; ha-ha’s – which are unique landscaping features that help create pockets of privacy, and the re-introduction of opportunities to enjoy once again the activities of our youth – boating, camping, trekking – something our children and their children can enjoy. A hot-air balloon centre, a children’s petting farm, wide rolling lawns for open-air movies and concerts, all watched over by park rangers on horses complete the myriad of outdoor activities offered at The Park at Sentul West.
The Park at Sentul West, located just minutes from the City Centre, not only serves as KL’s newest green lung but also leads to the creation of a new landmark, and a new address, in KL.

Our landscape architects will tell you more about The Park at Sentul West shortly – suffice to say that it is a demonstration of how development can and should exist in harmony with nature – a belief that we at YTL are very passionate about and have translated into reality in all our projects, the most significant of which is Pangkor Laut Resort, where only 20% of the island is developed, leaving most of its natural habitat and environment in its virgin state.

And for these very reasons, the name Maple was chosen to bring alive our first residential development of Sentul West, to set the way forward for inner city living as The Park at Sentul West is visualised as an extension of each home, broadening the wide variety of amenities for residents to enjoy life without ever leaving home.

Residents of The Maple will be among the first to get access to this rare city green lung and its amenities, hence catalysing the creation of this unique park community.
